Located in Cape Town’s growing logistics and business landscape, King Air Industrial Business Park required a reliable, high-capacity fire water storage system to support the protection of its expanding network of tenants, including major logistics and courier operations.
SBS Tanks was appointed to supply two ST15/08 tanks, each providing approximately 687,000 litres of storage. Together, the tanks provide approximately 1.37 million litres of dedicated fire water capacity feeding the estate’s sprinkler and hydrant systems.
For an industrial development accommodating multiple businesses, dependable fire water storage is more than a compliance requirement. It supports the protection of people, buildings, stock and operational infrastructure while helping businesses maintain resilience in the event of a fire emergency.
The SBS Tanks supplied for King Air Industrial Business Park were designed in accordance with and are compliant with both ASIB and NFPA 22 standards for fire protection water storage.
The tanks were manufactured at SBS Tanks’ ISO 9001:2015 and ISO 45001:2018 certified facility, with engineering, manufacturing and installation requirements coordinated to ensure the completed storage system met the project-specific requirements.
The project also required the fire protection infrastructure to complement the contemporary appearance of the industrial park. The client therefore selected a powder-coated external finish for the two tanks, allowing the reservoirs to integrate more naturally with the surrounding development while providing an additional protective barrier to the external steel structure.
The foundation design also had to account for an unusual site consideration: sand moles. A geotextile membrane was incorporated as part of the foundation preparation to protect the tank installation from potential burrowing activity beneath the structures.
The concrete ring beam foundations were constructed by the contractor to SBS Tanks’ requirements and inspected before tank erection commenced. Once the foundations were ready, the installation teams assembled the tanks using SBS Tanks’ ground-up jacking methodology.
This installation approach allows the modular tank structure to be progressively erected from ground level, reducing reliance on large cranes and extensive scaffolding during the main tank build while supporting a controlled and efficient installation sequence.
From manufacturing through delivery, installation and commissioning, the project was completed within an approximately seven-week programme. Careful co-ordination between manufacturing, logistics, foundation readiness and site installation helped the project progress smoothly and allowed the fire protection infrastructure to be integrated into the wider industrial development without unnecessary delays.
The completed King Air installation provides a secure and dependable dedicated water reserve for the industrial park’s fire protection systems. For tenants and property owners, this infrastructure supports fire readiness, asset protection and business continuity across the development.
The project also demonstrates how fire water storage can be engineered around more than capacity alone. Compliance requirements, site conditions, foundation design, installation methodology, durability and the visual environment all formed part of the final tank specification.
For industrial and commercial developments, involving the tank supplier early in the project allows these requirements to be considered together before the design is finalised.

SBS Tanks supplied two ST15/08 modular steel water tanks to King Air Industrial Business Park in Cape Town, providing approximately 1.37 million litres of combined dedicated fire water storage for the estate’s sprinkler and hydrant systems. The tanks were designed in accordance with and are compliant with ASIB and NFPA 22 standards. Project-specific requirements included powder-coated external finishes and geotextile foundation protection, with the project progressing from manufacturing through installation and commissioning within approximately seven weeks.
